Greater Tokyo Used Condominium Prices Rise for 22nd Consecutive Month, Average Price Reaches ¥57.64 Million
2026.07.13 NewsAccording to “Price Trends for Used Condominiums in the Greater Tokyo Area (May 2026),” published by At Home Co., Ltd., the average listed price per used condominium unit in the Greater Tokyo area reached ¥57.64 million. Prices rose both month on month and year on year for the 22nd consecutive month. The survey covers used condominiums listed and made available to consumers on the company’s real estate information website, with prices calculated based on average listed asking prices.
By area, all eight surveyed areas in the Greater Tokyo region exceeded their levels from the same month of the previous year. This marks the 13th consecutive month in which all areas posted year-on-year increases. In particular, multiple areas in Tokyo, Kanagawa, Saitama, and western Chiba reached their highest levels since January 2017, indicating that the upward trend in used condominium prices has spread across a broad geographic area.
In Tokyo’s 23 wards, the average price stood at ¥88.18 million, up 28.4% from the same month a year earlier. Meanwhile, the month-on-month increase was limited to 0.8%, bringing an end to the period of monthly gains of 1% or more that had continued since August 2024. While prices remain elevated, there are signs of a modest change in the pace of increase.
Prices also continued to rise in surrounding areas. The average price was ¥36.48 million in Tokyo’s suburban municipalities, ¥39.72 million in Yokohama and Kawasaki, ¥37.28 million in Saitama City, and ¥30.66 million in western Chiba. Overall, the used condominium market in the Greater Tokyo area continues to show firm price trends. However, the slowing rate of increase in Tokyo’s 23 wards suggests that future supply-demand conditions warrant close attention.
